PG in South Kolkata: Best Areas, Prices and What to Expect in Jadavpur, Tollygunge, Garia & Kasba

A practical guide to finding a PG in South Kolkata: what rooms cost in Jadavpur, Tollygunge, Garia, Kasba and Behala, what rent includes, and how metro access changes the maths.

A PG in South Kolkata typically costs somewhere between roughly Rs 4,000 and Rs 16,000 a month, depending on the area, how many people share the room and whether meals are included. Triple and multi-sharing rooms without food sit at the lower end of that band. Single rooms with two meals a day and an attached bathroom sit at the top. The busiest clusters are Jadavpur and Santoshpur for students, Tollygunge and Rashbehari for working professionals who want metro access, Garia and Naktala for the cheapest rooms with a direct Blue Line ride into town, and Kasba, Haltu and Mukundapur for newer buildings close to the Orange Line and the Sector V bus corridor. South Kolkata generally costs a little more than North Kolkata for a comparable room, but it buys shorter commutes to campuses, hospitals and the EM Bypass office belt.

This guide breaks the southern half of the city down area by area, explains what the rent usually covers, and flags the questions worth asking before you hand over a deposit. Prices below are indicative ranges gathered from listing platforms and local enquiry, not fixed rates. Rents move with the academic year, so confirm the current figure directly with the owner before committing.

How Much Does a PG in South Kolkata Cost?

Rent in a South Kolkata PG is driven by three things: how many beds are in the room, whether food is included, and how close the building sits to a metro station or a major campus. Everything else, including the age of the building and the quality of the furniture, matters far less to the price than those three factors.

As a rough working guide across the southern neighbourhoods:

  • Triple or multi-sharing, no food: roughly Rs 4,000 to Rs 7,000 per bed per month.
  • Double sharing with two meals: roughly Rs 6,500 to Rs 11,000 per bed per month.
  • Single room with meals and attached bathroom: roughly Rs 9,000 to Rs 16,000 and upward in the better-known buildings near Rashbehari, Kasba and Ballygunge.

Listings on the major rental platforms for Kasba and the Kalighat metro belt have advertised furnished rooms in the Rs 12,000 to Rs 18,000 bracket, which tells you where the upper end of the South Kolkata market sits for a well-located single or premium twin room. Budget stock in Garia, Naktala and the lanes behind Santoshpur is considerably cheaper. Best Areas for a PG in South Kolkata

Jadavpur, Santoshpur and Bijoygarh

This is the densest student PG belt in the city. The pull is obvious: Jadavpur University’s main campus, a large cluster of coaching centres, and a rental market that has been serving outstation students for decades. Rooms in the lanes off Raja S C Mallick Road, Santoshpur Avenue and Bijoygarh tend to be older and smaller than what you would find in a newer Kasba building, but they are cheap, they come with an established mess-food culture, and almost everything you need sits within walking distance.

The trade-off is connectivity. Jadavpur has no metro station of its own. You are relying on the Jadavpur stop on the Sealdah South suburban line, autos along the Raja S C Mallick Road and Prince Anwar Shah Road corridors, and buses. That works well if your day stays in the south. It is slower if you commute daily to central Kolkata. If you are specifically studying here, our dedicated PG guide for students near Calcutta University and Jadavpur University goes into more detail on the lanes worth checking.

Tollygunge, Rashbehari and Kalighat

If metro access is your priority, this is the strip to look at. Rashbehari, Kalighat, Netaji Bhavan and Mahanayak Uttam Kumar all sit on the Blue Line, which means a predictable ride to Esplanade, Park Street and Dalhousie regardless of traffic. That reliability is exactly why rents here run higher than in Garia or Santoshpur for a comparable room.

Expect a mix of stock. Older ground-floor rooms in converted family homes in the Lake Market and Hazra lanes sit at the affordable end. Purpose-built PGs near the Tollygunge metro, many of them women-only, sit higher. The area suits working professionals, hospital staff around the Hazra and SSKM belt, and anyone whose office is in the central business district.

Garia, Naktala and Baghajatin

Garia offers the best value per rupee in South Kolkata. Rents run noticeably below the Rashbehari and Kasba belt, the area is well stocked with markets and cheap eateries, and Kavi Subhash (New Garia) is a genuine transport hub. It is the southern terminus of the Blue Line and the current southern terminus of the Orange Line, and it connects to the New Garia suburban railway station. From one point you can reach central Kolkata, the EM Bypass corridor and the Sealdah South line.

The catch is distance. You are a long way from the city centre, and the lanes behind Naktala and Baghajatin can be a ten to fifteen minute walk or auto ride from the nearest useful stop. Check the actual door-to-station walk before you decide, ideally in the evening, when you will be doing it most.

Kasba, Haltu and Mukundapur

This is the fastest-changing part of the South Kolkata PG market, and the one most worth watching if you work rather than study. The Orange Line’s operational stretch now runs from Kavi Subhash up through Satyajit Ray at Haltu, Hemanta Mukhopadhyay near Ruby, VIP Bazar and on to Beleghata, which has transformed the commute from these neighbourhoods towards the Bypass and, increasingly, towards Salt Lake Sector V.

The housing stock here is newer. You will find more purpose-built PGs with lifts, attached bathrooms, air conditioning as a paid add-on and proper Wi-Fi, and fewer converted family homes. Mukundapur in particular has grown around the hospital cluster and attracts medical staff and students. Rents reflect all of that, sitting comfortably above Garia and roughly level with Tollygunge.

Behala, Thakurpukur and Sakherbazar

Behala is the southwestern option, and it is cheap for a reason. The Purple Line runs from Joka towards Esplanade, but service frequency on this stretch has historically been thinner than on the Blue Line, so many residents still default to buses along Diamond Harbour Road. If your work or college is in Behala, Thakurpukur or Alipore, the value is real. If you commute daily to Sector V or Salt Lake, this is a difficult address.

How Metro Access Changes the Maths

In South Kolkata, the single biggest determinant of whether a PG is worth its rent is the walk to the nearest metro station. A room that costs Rs 1,500 more per month but saves forty minutes a day is usually the cheaper option once you count auto fares and your own time. The Blue Line covers the Tollygunge to Kalighat to Rashbehari spine and runs down to Kavi Subhash. The Orange Line covers the Haltu, Kalikapur, Mukundapur and Ruby side. Between them they reach most of the areas above except Jadavpur and Santoshpur, which remain bus and auto territory.

Before you shortlist an area, check current timings and station lists on the official Metro Railway Kolkata site, and check suburban train options on the Eastern Railway site if you are looking near Jadavpur or Baghajatin. Our Kolkata metro route guide explains how the lines connect.

What South Kolkata PG Rent Usually Includes

Most PGs in this part of the city quote a monthly figure that covers the bed, basic furniture, water and cleaning of common areas. Beyond that, the details vary enough that you should confirm each item in writing.

  • Food: usually two meals on weekdays, sometimes three at weekends. Ask what happens if you skip meals and whether there is a rebate.
  • Electricity: very often billed separately, especially where air conditioning is involved. Ask whether it is metered per room or split across the building.
  • Wi-Fi and laundry: increasingly standard in newer Kasba and Mukundapur buildings, less common in older Santoshpur and Behala houses.
  • Deposit: commonly one to two months of rent. Get the refund terms and the notice period in writing before you pay. Our guide to documents and deposit rules for renting a PG in Kolkata covers what to insist on.

South Kolkata vs North Kolkata: Which Should You Pick?

North Kolkata is generally cheaper and better suited to students at Calcutta University’s College Street campus, Presidency and the medical colleges in that belt. South Kolkata costs more but offers newer buildings, better access to the EM Bypass and Sector V job corridor, and a shorter run to Jadavpur University and the southern hospital cluster. If your daily destination is north of Sealdah, the extra rent down south rarely pays for itself. If it is anywhere along the Bypass, it usually does. Compare directly against our guide to PG in North Kolkata before you decide.

Frequently Asked Questions

Which is the cheapest area for a PG in South Kolkata?

Garia, Naktala, Baghajatin and the outer lanes of Santoshpur and Behala are consistently the most affordable. Triple-sharing rooms without food in these areas can start well below what the same arrangement costs near Rashbehari or Kasba. The trade-off is a longer commute and, in Behala’s case, weaker metro frequency.

Is South Kolkata safe for a girls PG?

The established residential pockets around Tollygunge, Ballygunge, Kasba and Jadavpur are generally considered safe and have a large supply of women-only PGs with wardens and gate timings. Safety depends far more on the specific building and lane than on the neighbourhood name, so visit after dark, check the gate and lighting, and speak to a current resident before deciding.

Can I find a PG in South Kolkata without a broker?

Yes. Many owners in Jadavpur, Santoshpur and Garia still advertise with a board on the gate or through word of mouth in local shops and tea stalls. Walking the lanes around your college or office for an afternoon remains one of the most effective methods, and it avoids the brokerage fee, which is commonly around one month of rent.

Which South Kolkata PG areas are best for working professionals?

Kasba, Haltu, Mukundapur and Tollygunge are the strongest options. Kasba and Haltu give you Orange Line access towards the Bypass and Sector V. Tollygunge gives you a straight Blue Line run into the central business district. All four have a good supply of newer PGs with Wi-Fi, lifts and flexible meal timings, which matters more when you are not on a college schedule.

How much notice do I need to give before leaving a PG?

One month is the most common expectation, though some owners ask for two. This is rarely written into a formal agreement in the smaller PGs, which is exactly why you should get it confirmed in a message or on paper at the time of joining, alongside the deposit refund terms.

Before You Pay the Deposit

Visit at least three PGs before committing, and try to see at least one of them in the evening. Check water pressure, the state of the bathroom, whether the kitchen looks like it actually cooks for the number of residents claimed, and how far the real walk to the metro or bus stop is rather than the distance the listing claims. Ask about electricity billing, guest rules and gate timings up front. In South Kolkata’s tighter market, a room that looks like a bargain on a listing site is often a bargain because of something you will only notice standing in it.
