How to Find PG in Kolkata: Brokers, Apps, Local Groups & Direct Visits

A practical guide to how to find PG in Kolkata: which listing apps actually work, what brokers charge, where to search by area, and what to check before you pay a deposit.

The fastest way to find PG in Kolkata is to work three channels at the same time: national listing platforms such as 99acres, Magicbricks, Housing.com and NoBroker for sheer volume, managed co-living operators such as Stanza Living and Zolo for standardised rooms you can book quickly, and local word of mouth (college noticeboards, area WhatsApp groups and shop-front boards) for the cheaper unlisted rooms that never appear online. Listing apps give you the widest choice and let you filter by locality, budget and gender, though a fair share of listings are stale or reposted by brokers. Managed co-living costs more but moves fast, usually one month’s deposit plus the first month’s rent. Local channels remain the cheapest route and are still how most students near Jadavpur, Ballygunge and College Street actually land a room. Whichever channel you use, visit in person before paying anything.

How to Find PG in Kolkata: The Four-Step Method

Before you open a single app, settle four things. Getting these right first saves a fortnight of pointless visits.

  1. Fix your anchor point. Your college gate, office building or metro station is the centre of your search, not “Kolkata”. A 20-minute commute radius is realistic; anything beyond 40 minutes in this city usually stops being worth the rent you saved.
  2. Fix a rent band, including food. Decide what you can pay per month all-in, then work out whether you want a PG with meals included. The gap between with-food and without-food PGs is significant and changes which listings are actually affordable for you.
  3. Shortlist six to eight rooms, not two. Kolkata PG stock moves quickly near session start in July and August. A shortlist of two will collapse the moment one is taken.
  4. Visit in person, in daylight, on a weekday. Photographs hide damp, noise, staircase condition and how the shared bathroom is actually maintained.

Where to Search: The Four Main Channels

1. Listing portals and apps

99acres, Magicbricks, Housing.com, NoBroker and Quikr all carry Kolkata PG inventory, with the heaviest concentration around Salt Lake Sector V, New Town, Jadavpur, Garia and Behala. These platforms are the right starting point because they let you filter by area, gender and price, and because you can scan fifty rooms in an evening.

Two cautions. First, listing photographs are frequently generic or several years old, so treat them as an indication rather than a promise. Second, a listing marked “owner” is not always an owner. Ask on the first phone call whether any brokerage applies, and get the answer before you agree to a visit.

2. Managed co-living and branded PG operators

Brands such as Stanza Living and Zolo operate professionally managed shared housing that sits between a traditional PG and a serviced apartment. Rooms are furnished to a standard template, housekeeping and Wi-Fi are bundled, and the booking process is largely online: search, schedule a visit, pay a deposit that is typically one month’s rent plus the first month’s rent, and move in.

You pay a premium for that predictability, and stock in Kolkata is concentrated in the newer corridors rather than the older central paras. If you are looking around New Town, our guide to co-living spaces in New Town covers what these operators actually include.

3. Brokers and local agents

Neighbourhood brokers still control a large share of Kolkata’s PG stock, particularly in the older residential pockets of Bhowanipore, Ballygunge, Shyambazar and Behala. A good local broker knows which houses have a vacancy this month, which is genuinely useful information that no app has.

The trade-off is the fee, covered in detail below. Work with one or two brokers rather than six, be specific about your budget and area, and be clear from the first conversation that you will not pay a fee for a viewing, only for a room you actually take.

4. Noticeboards, WhatsApp groups and word of mouth

This is the underrated channel and often the cheapest. Departmental noticeboards at Calcutta University, Jadavpur University and Presidency University carry room adverts, as do the tea stalls, stationery shops and photocopy shops immediately around campus. Many landlords who have run the same PG for twenty years have never listed it online and never will.

Ask current students and juniors in your department, and ask in area-specific Facebook and WhatsApp groups. Rooms found this way typically carry no brokerage at all. The catch is that you need to be physically in Kolkata, or have someone who is, which makes this channel harder for outstation applicants arranging accommodation before they arrive.

How Much Does a Broker Charge for a PG in Kolkata?

The conventional brokerage in Kolkata is one month’s rent, and it is common for both the tenant and the landlord to be charged separately. Kolkata sits at the lower end of the Indian range: brokerage expectations in Mumbai and Bengaluru run higher.

Three things are worth knowing. Brokerage is negotiable, especially on lower-rent rooms and outside the July to August rush. It is normally payable only once the deal closes, not for viewings. And it is separate from your security deposit, which goes to the landlord and is refundable, so never let the two be collected as a single lump sum without a written breakdown. Our guide to documents and deposit rules for renting a PG in Kolkata sets out what a legitimate deposit arrangement looks like.

If you want to avoid brokerage entirely, restrict yourself to owner-listed rooms on zero-brokerage platforms, managed co-living operators, and the noticeboard and word-of-mouth route.

Best Areas to Search, Based on Where You Study or Work

Search where your day actually happens, not where the rent looks lowest on a map.

  • IT and corporate jobs in Sector V or New Town: look at Salt Lake, Kestopur, Baguiati, Rajarhat and New Town. This corridor has the highest concentration of listed PGs and co-living stock in the city.
  • Jadavpur University and the south: Jadavpur, Santoshpur, Garia, Baghajatin and Mukundapur, all reasonably served by the metro’s southern stretch.
  • Calcutta University, Presidency and College Street: Shyambazar, Bagbazar, Manicktala, Sealdah and the lanes around College Street itself.
  • Central Kolkata offices and Park Street: Bhowanipore, Ballygunge and Rashbehari, generally the most expensive band.
  • Budget-first search: Behala, Howrah, Barrackpore and the outer Rajarhat pockets, where rents drop but the commute lengthens.

What to Check Before You Pay a Deposit

Run the same checks at every visit so you can compare rooms honestly rather than by first impression.

  • Water and power: ask about supply timings, whether there is a pump and reservoir, and how long inverter or generator backup lasts. This matters far more in summer than the room’s paint.
  • Bathroom ratio: how many residents share each bathroom, and is it attached or common.
  • What the rent covers: electricity, Wi-Fi, housekeeping, laundry and meals are sometimes bundled and sometimes billed separately. Get it in writing.
  • Monsoon exposure: ask directly whether the lane waterlogs. Several inner Kolkata pockets do, every year.
  • House rules: gate closing time, guest policy, kitchen access and notice period. These vary enormously between houses and are the most common source of disputes later.
  • Exit terms: notice period and the exact conditions under which the deposit is refunded.

Paperwork: Agreement, Verification and Receipts

Many Kolkata PGs still run on a handshake. Ask for paper anyway, because it costs you nothing and protects your deposit.

Rental arrangements in the state fall under the West Bengal Premises Tenancy Act, 1997. In practice, most residential agreements are written for 11 months on nominal stamp paper, because a lease running longer than a year attracts a heavier stamp duty rate and must be registered with the Sub-Registrar under the Registration Act, 1908. You can check current stamp duty and registration procedure on the West Bengal Directorate of Registration and Stamp Revenue website.

Tenant police verification is also expected, and is normally the landlord’s responsibility to file with the local police station. Verification formats and contact details for your local thana are available through Kolkata Police. Finally, insist on a dated receipt for every payment, including the deposit and any brokerage, with the amount and purpose written on it.

Common Mistakes First-Time Renters Make

  • Paying a deposit remotely. Outstation students are the most frequent targets of advance-payment fraud. Never transfer money against photographs and a phone call alone.
  • Comparing rent instead of total monthly cost. A cheaper room without meals, with a separate electricity bill and a longer commute, often costs more by the end of the month.
  • Skipping the house rules conversation. Curfew and guest policy are the single biggest cause of people leaving a PG within three months.
  • Searching in peak season only. If your timing is flexible, look outside the July and August admission rush, when both stock and negotiating room are better.
  • Not meeting a current resident. Two minutes with someone already living there tells you more than an hour with the owner.

Frequently Asked Questions

How long does it take to find a PG in Kolkata?

Allow one to two weeks if you are searching in person and are flexible on area. During the July and August admission rush near the major universities, good rooms can go within a day or two of being advertised, so shortlist quickly and be ready to decide after your visit.

Can I book a PG in Kolkata online without visiting?

Managed co-living operators do allow largely online booking, and that is the safest remote option because you are dealing with a registered company. For an independent PG, do not pay remotely. Ask a friend, relative or senior already in the city to visit on your behalf, or book a few nights of temporary accommodation and search after you arrive.

Do I have to pay brokerage for a PG in Kolkata?

Not always. Rooms found through noticeboards, seniors, owner-listed platform entries or managed co-living operators usually carry no brokerage. If you go through a local agent, the customary charge is one month’s rent, it is negotiable, and it should only be payable once you actually take the room.

Is a written agreement necessary for a PG in Kolkata?

It is not universal practice, but you should ask for one. Even a simple one-page document naming the parties, the rent, what the rent includes, the deposit amount, the notice period and the refund conditions gives you something to point to if there is a dispute over your deposit when you leave.

Which areas of Kolkata have the most PG options?

Salt Lake and the Sector V, Kestopur, Baguiati and New Town corridor carry the largest volume of listed PG and co-living inventory, driven by IT employment. For students, the densest clusters are around Jadavpur and Garia in the south, and around College Street, Sealdah and Shyambazar in the north.

Rents, brokerage rates and deposit norms change and vary house to house. Confirm current figures and terms directly with the landlord or operator before you pay anything.
