Being inside the planned Salt Lake grid carries a premium of its own, because the blocks are quieter, greener and better policed than the unplanned lanes just outside them. Best Areas for a PG in Salt Lake and New Town
Salt Lake Sector I, II and III: The Residential Blocks
The residential sectors of Salt Lake are laid out as a grid of lettered blocks, each with its own park, market and bus stop. Most PGs here are family-run: an owner has converted the upper floor of a two-storey house into three or four rooms, and the household cooks for the residents. Rooms tend to be larger than anywhere else in the city, the streets are wide and tree-lined, and the Green Line runs along the spine of the township with stations at Karunamoyee, Central Park, City Centre and Bengal Chemical.
The trade-off is distance from the metro. Salt Lake is spread out, and a block that looks close to Karunamoyee on a map can be a fifteen-minute walk in practice. Blocks near the stations and near Karunamoyee bus terminus command the highest rents. Blocks on the far edges towards the canal cost less but rely on autos and the local bus loop. Salt Lake suits professionals in Sector V who want a calm neighbourhood a short auto ride from the office, and students at the colleges and coaching centres along the township’s main avenues.
Sector V and Its Fringe: Nayapatty, Sukantanagar and Mahishbathan
Sector V itself is almost entirely commercial, so there are very few PGs inside the IT block. The supply sits in the settlements that ring it: Nayapatty and Sukantanagar to the west, Mahishbathan and Chingrighata to the south, and the lanes off the road to Kestopur to the north. These are dense, unplanned neighbourhoods with narrow streets and mixed housing, and they hold the cheapest beds within walking distance of the office towers. Expect multi-sharing rooms, shared bathrooms and a fan rather than air conditioning at the budget end, with a growing number of purpose-built hostels offering better rooms at a higher rate.

Kestopur, Baguiati and Teghoria: The VIP Road Belt
Kestopur is where a large share of Sector V’s junior workforce actually lives. It sits across the canal from Salt Lake, strung along VIP Road, and its lanes are packed with PGs, messes and small eateries built for exactly this crowd. Rents are among the lowest in East Kolkata, autos shuttle constantly between Kestopur and Sector V, and VIP Road buses run to Ultadanga, Esplanade and the airport. The downside is the same as in any unplanned area: waterlogging in monsoon on the low-lying lanes, noise, and rooms that vary enormously in quality from one building to the next.
Baguiati and Teghoria continue north along VIP Road and are slightly quieter and slightly cheaper again, at the cost of a longer ride to Sector V. They make sense for people who work near the airport, in the hospitals and offices along VIP Road, or in New Town, since the road to Chinar Park and New Town branches off here. Listing platforms have shown Kestopur and Baguiati rooms ranging from under Rs 5,000 for a bed in a shared room to Rs 12,000 and above for a single, so visit several buildings before you decide.
Chinar Park and Rajarhat Gopalpur
Chinar Park is the junction where VIP Road meets the road into New Town, which makes it one of the most convenient addresses in the east for anyone whose life is split between the airport, New Town and Salt Lake. It has grown fast, with new apartment blocks, malls and restaurants replacing the older houses, and its PGs are a step up from Kestopur in both quality and price. Rajarhat Gopalpur, the municipality that stretches from Baguiati out towards New Town, has a similar mix of new flats and older lanes, and rooms in the newer buildings often come with attached bathrooms and lifts as standard.
New Town Action Area I, II and III
New Town is the newest part of the city and looks it: wide arterial roads, gated apartment complexes, Eco Park, the convention centre and a second cluster of IT and corporate offices. PG supply here is different in kind from the rest of East Kolkata. Instead of family-run rooms, you will mostly find branded co-living buildings and flats run as shared accommodation inside large residential complexes, with housekeeping, Wi-Fi, gyms and common lounges bundled into a single monthly bill. Prices reflect that, and New Town is the most expensive PG market in the east.
The catch is transport. New Town has no metro yet, so residents depend on buses, app cabs, autos and the office shuttle, and the distances between Action Areas are long enough that walking is rarely an option. If your office is in New Town it is a comfortable place to live; if it is in Sector V or central Kolkata, weigh the commute carefully. Salt Lake vs New Town vs Kestopur: Which Should You Pick?
Pick Kestopur or the Sector V fringe if budget is the deciding factor and your office is in Sector V. You will pay the least and commute the shortest distance, and you can move up to a better room once you know the area. Pick a Salt Lake block if you want quiet streets, bigger rooms, a family-run setup and a metro station within reach, and you are willing to pay a few thousand rupees more each month for it. Pick New Town if your office is in New Town or you want a furnished, hotel-style building where everything is handled for you, and you can absorb the highest rents in the east.
Compared with the rest of the city, a double-sharing bed with food in Salt Lake usually costs about what the same room costs in the Rashbehari and Kasba belt of South Kolkata, and somewhat less than in the Park Street area covered in our guide to PGs in Central Kolkata. The east wins on proximity to IT jobs and loses on nightlife, old-city character and, outside Salt Lake, metro coverage.
What the Rent Usually Includes
Across Salt Lake and Kestopur the standard package for a PG with food is a bed, a cupboard, two meals a day (breakfast and dinner, with a packed lunch sometimes offered at extra cost), housekeeping, Wi-Fi and normal electricity. Air conditioning is almost always an extra, charged either as a fixed monthly amount or through a sub-meter. In New Town co-living buildings the bill is usually all-inclusive, with meals as an optional plan. A one-month security deposit is common everywhere; branded operators may ask for two. In East Kolkata the commute decides whether a room is worth its rent, so map it before you shortlist a building. The Green Line runs from Salt Lake Sector V through Karunamoyee, Central Park, City Centre, Bengal Chemical, Salt Lake Stadium and Phoolbagan to Sealdah, Esplanade and on under the river to Howrah, with fares from Rs 5 to Rs 30. The Orange Line currently runs from Kavi Subhash (New Garia) to Beleghata, with the extension to Sector V under construction, and the Yellow Line links the airport to Noapara on the Blue Line. Kestopur, Baguiati, Chinar Park and New Town are not on the metro yet, so residents there rely on VIP Road buses, autos and app cabs.
